Downtown Bellevue’s building boom has a new entry. The city has granted final approval for a 27-story residential tower at 205 105th Avenue NE, on a corner lot that’s functioned as not much more than a parking lot since 2018. Su Development, a Bellevue-based firm, is leading the project, called 205 Tower, with MZA serving as design architect.
The approved building will bring 142 housing units to the site, eight of them designated as affordable housing, along with 4,440 square feet of commercial space and 123 parking stalls. Plans also call for an open space plaza and streetscape upgrades along 105th Avenue NE, where a single driveway will handle all vehicle access. The design leans on concrete, metal, and glass, aiming for a look the application describes as durable and refined while staying connected to the surrounding blocks.
This isn’t the first version of 205 Tower. Su Development has reworked its plans several times since first proposing a 25-story, 170-unit tower back in December 2024. That plan shrank to 23 stories in March 2025, then grew back to 24 stories by October, before landing at its current 27-story form. The affordable housing component has also shifted along the way, dropping from an initial 34 units, roughly a fifth of the building, down to the eight units in the final approval.
The project adds to a wave of residential construction reshaping downtown Bellevue right now. Directly across the street sits One88, a completed 21-story Bosa Development condo tower, and just a block away Bosa is also building Park Row, a 22-story, 143-unit condo tower where sales opened last month with prices starting in the $800,000s. A few blocks southwest, SRM Development’s 376-unit project at 12 Bellevue Way SE has already cleared design review.
For 205 Tower, construction is expected to begin this fall.
