Our region’s luxury real estate market is having a moment. So far this year quite a few homes have sold in what are considered top-tier price points, and an outsized percentage of those homes’ buyers and sellers have been represented by Windermere brokers.
First let’s take a look at some local luxury trends. Many of the local properties that have sold for top dollar this year have sold quite fast – in less than a month. Furthermore, high mortgage rates haven’t cooled luxury residential sales, where many buyers can pay in cash. Not surprisingly, it seems that the majority of the properties selling at the market’s upper end are clustered on Mercer Island and the Eastside. Mercer Island accounts for 5 of the top 10 sales, and Medina for another two.
Reflecting high-end buyers’ and sellers’ trust in Windermere advisors, 7 of the top 10 highest dollar sales this year have involved Windermere brokers on one or both sides of the transaction. These include:
- An $11-million sale of a 4,450-square-foot, four-bedroom home on Mercer Island
- A $14.6-million sale of a 15,000-square-foot mansion on Mercer Island
- A $15.2-million sale of a 4,540-square-foot, five-bedroom, waterfront estate on Mercer Island
- A $17.3-million sale of a 7,800-square-foot home, that received an offer just two weeks after listing on Mercer Island
- A $17.5 million sale of a 9,110-square-foot waterfront mansion in Medina
- A $21.25 million sale of a 11,104-square-foot Bellevue waterfront estate
- A $28.5 million sale of a 10,000-square-foot Mercer Island waterfront estate
These last two sales were the year’s most expensive (so far). The Bellevue estate was owned by former Seahawks quarterback Russell Wilson and pop star Ciara and offered a multi-slip dock and fully liveable treehouse. The Mercer Island estate offered 210 feet of Lake Washington waterfront, two docks – one of which can accommodate a seaplane – and a pool.
